DON’T GET TIED UP!

Choosing the right estate agent to handle the sale of a property involves considering many aspects of the services offered.  Attractive and eye catching listings on an agent’s own website as well as on the two leading property website sites, Rightmove and Zoopla go without saying.  With the ever increasing use of smart phones and tablet devices it is now vital that an agent’s website is mobile and tablet friendly automatically adjusting to the device being used to view it. A presence on the high street still remains high on the list for many buyers and sellers where they have the re-assurance of being able to meet face to face with local experts to seek any advice they may require.  The location of this office is also important.  Having an office close to a property being sold will mean that viewings can easily be arranged and the office will be staffed by people with a detailed knowledge of the local area able to provide up to the minute advice on values.  One vital criterion often not fully considered is the length of the “tie in” period in an agent’s contract.  Some agent’s insist on a seller signing up for an exclusive period of three months or more, at the end of which they still require another notice period if a property remains unsold the seller wishes to “change horses”.  Eric Lloyd & Co only has a very short “tie in” period.  Call for your free valuation!
