Jonathan Bye, director of Eric Lloyd & Co, reports that November has started with a bang!  By fireworks night on the 5th November Eric Lloyd & Co had agreed fourteen sales between its two offices during the first five days of the month.  These sales were agreed across all market sectors from a purpose built flat in Brixham on the market at an asking price of £129,950 to an outstanding individual village home in Galmpton on the market at an asking price of £799,950.  Jonathan commented that “many people believe that once the October half term holiday is over the property market in South Devon goes to sleep until the spring.  As these sales demonstrate nothing can be further from the truth.  With its mild climate and easy access South Devon is the perfect location for a winter property search.”  However pricing remains critical in achieving a sale.  Everyone selling wants the optimum price set against a reasonable timescale.  However the market is the ultimate test.  If a property has been on the market for a while without success sometimes even a relatively small adjustment of the asking price is all that is needed to generate an acceptable offer.  Amongst the sales agreed this month were a few properties where the asking prices had been “tweaked” slightly leading to success.  With demand remaining strong now is a good time to place a property onto the market for anyone looking to move early in the New Year.  To arrange your free valuation call Eric Lloyd & Co on 01803 852773 or 01803 844466.
