Following a slightly turbulent early part of the year, due in part to the effects of “the beast from the East”, the South Devon property market is gaining momentum once again with encouraging numbers of sales being completed during April & May complimented by an increasing number of sales agreed “in the pipeline” looking to complete over the next few months.  For anyone with a property on the market at the moment which has not yet sold and is not generating the number of viewings hoped for there are two key factors worth considering.  The first is the external presentation.  An outside glance is often the first view many would be buyers have of a property either on line or from a kerbside look.  No matter how good the inside presentation is, if a property looks unloved on the outside, many will consider it might be the same inside – you only have one chance to make a first impression!  Just a quick sweep up and a couple of tubs of summer flowers can make a world of difference.  Also make sure your agent doesn’t have a photo with snow on the roof or similar!  The second factor is the asking price.  If you are not getting many viewings it is a good idea to arrange a review with your agent to see if a price adjustment might help.  Often even just a relatively minor price adjustment can stimulate renewed interest.  If you are considering a sale this summer call Eric Lloyd & Co on Paignton (01803) 844466 or Brixham (01803) 852773 to arrange a free and without obligation valuation.
